The Building Department administers and enforces regulations, pertaining use of property and the construction of building. It reviews plans and conducts filed inspections to ensure compliance with various local, state, and federal codes and standards, particularly the Town Zoning Code and the New York State Uniform Fire Prevention and Building Code (NYSUFPBC). These codes apply to planning, zoning, building, plumbing, mechanical, electrical, fire, health and the environment.

All building projects ranging from a small addition to as major commercial structure must meet certain standards of safety. The Building Department receives and processes all applications for construction, alterations, additions, accessory structure for residential and commercial projects, to insure compliance with the Town of Clarence Code, Building Department requirements in addition to the requirements of the New York State Fire Prevention and Building Code.

In order to insure the proper and safe construction of all structures, permits must be obtained before any project begins. The Building Department reviews plans and conducts inspections to ensure compliance with various codes including the Town Building Code, NYS Code, the Zoning Code and other ordinances and regulations pertaining to land use and construction on private property.

  • Building Permits are required for new construction, additions, conversions, alterations, decks, swim pools, driveways, fences, walls, etc.


  • Plumbing Permits are required for all plumbing work. Town of Clarence plumbing license is required.


  • Certificate Of Occupancy required for all new buildings.


  • Certificate Of Compliance required upon completion of all other building permit work, except walls & fences.


  • Zoning Board Of Appeals considers requests for variance from Town Zoning Law (including Schedule Controlling Land and Buildings). Board meets second Tuesday of each month.


  • Planning Board approves site plans, subdivisions, redivisions, and architectural review. Board meets first and third Wednesday's of each month.


  • Permits are not required for resurfacing existing blacktop.


  • Permits are not required for re-roofing.


  • Inspection requests should be made twenty-four hours before needed.


  • Fees are made payable to the Town of Clarence.
