Please be advised that on March 22, 2000 the Town of Clarence adopted a Flood Damage Prevention Ordinance.
One of the significant provisions of the ordinance is that the minimum legal building lot size within the Black Creek density floodway (Lapp Road north to Tonawanda Creek Road) is 1.33 acres.
Minimum building lot size
Lot Depth Perpendicular to Flow (east-west roads)
Minimum frontage at right-of-way 102 feet
Minimum depth from right-of-way 570 feet
Minimum area 1.33 acres
Lot Depth Parallel to Flow (north-south roads)
Minimum frontage at right-of-way 340 feet
Minimum depth from right-of-way 171 feet
Minimum area 1.33 acres
Maximum set back from right-of-way on east-west and north-south road - 100'
Substandard lots on north-south roads as of the effective date of this ordinance.
Substandard lots are undeveloped lots fronting on north-south roads within the Black Creek Density Floodway as of the effective date of the ordinance March 22, 2000, that have lot frontage less than three hundred forty (340) feet. The properties and substandard lots on each north-south road may be developed to their maximum potential on a lot by lot basis.
