Mission Statement:

1. Our goal is to provide the taxpayers of Lancaster a fair and equitable assessment on their properties and maintain an equitable roll for tax purposes.

2. We will provide superior customer service to the public. Courtesy, prompt follow up, easy access and availability to our office will be a critical component of our operation.

3. All of our decisions will be fact based with supporting documentation that assists the public in understanding our decisions.

4. We will insure, through free seminars, that the public understands the process of challenging their assessment.

5. We will publicize exemption deadlines and work with the public to insure they receive all exemptions they are entitled to.

6. Cooperation with all state, county, town, village and school district departments is key.

7. Expanding our professional abilities through state sponsored training is critical in expanding our knowledge.

Main Function of Office:

Assessors are responsible for determining your property's assessed value. In order to do this, the assessor estimates your property's market value (the price it would sell for in the real estate market), and then applies the municipal level of assessment (LOA) to that market value. The assessor also performs other functions, such as processing exemption applications and tracking the local real estate market. The assessor does not determine or set a tax rate. If you feel your taxes are too high, you should take that up with the town board, school board, county, or village that is setting the tax rates. If you feel your assessment is too high, there are administrative and judicial processes where you can seek to have your assessment lowered.
